Mio Real Estate Group ("we," "us," or "our") is committed to protecting your privacy. This Privacy Policy explains what information we collect, how we use it, and your rights regarding your personal data. This policy applies to our website and any forms or services you access through it.

1. Information We Collect

We collect information you provide directly to us, as well as limited information collected automatically when you use our website.

Information you provide:

  • Name, email address, and phone number submitted through contact or inquiry forms
  • Property address or location information submitted through buyer or seller quizzes
  • Details about your real estate goals, timeline, and preferences

Information collected automatically:

  • Browser type, device type, and general location (country/region) via standard web logs
  • Pages visited, time spent on the site, and actions taken (used for analytics and advertising measurement)
  • IP address and device identifiers, processed by third-party analytics and advertising tools as described below

2. How We Use Your Information

We use the information you provide to:

  • Respond to your real estate inquiry and connect you with the right agent
  • Schedule consultations, property showings, or follow-up conversations
  • Provide real estate guidance, market information, and transaction support
  • Send you information you have specifically requested
  • Improve the content and functionality of our website
  • Measure the effectiveness of our advertising campaigns and understand how visitors find and use our site
  • Show relevant advertisements on third-party platforms such as Meta (Facebook/Instagram) and Google to people who have visited our site or have similar interests

We will not use your information to send unsolicited marketing unrelated to real estate services, and we will not sell your personal information to third parties.


3. Address Autocomplete (Google Places API)

Our contact and inquiry forms use the Google Places API to provide address autocomplete suggestions when you type a property or location address. This functionality is provided by Google LLC.

When you interact with the address field, your input may be sent to Google's servers to generate autocomplete suggestions. This is subject to Google's Privacy Policy. We do not store the raw autocomplete queries - only the final address you submit with your form.


4. Cookies, Analytics, and Advertising Tools

We use cookies and similar tracking technologies to understand how visitors use our site, measure the effectiveness of our marketing, and show relevant advertising to people who have visited our site or expressed interest in real estate services.

Some of these tools may collect your IP address, device identifiers, browsing behavior on our site, and information about actions you take (such as submitting a form). This information may be used to build audiences for advertising and to measure how our ads perform.

Analytics and advertising tools we use or may use include:

  • Google Analytics - tracks site visits, page views, and user behavior to help us understand how people find and use our website. Data is processed by Google LLC in accordance with their Privacy Policy. You can opt out using the Google Analytics Opt-Out Browser Add-on.
  • Google Ads (Conversion Tracking and Remarketing) - allows us to measure which of our ads lead to inquiries and to show our ads to past visitors on Google properties. Subject to Google's Privacy Policy. You can manage Google ad preferences at adssettings.google.com.
  • Meta Pixel - a browser-based tracking pixel provided by Meta Platforms (Facebook/Instagram). It allows us to measure conversions from Meta ads, build custom audiences, and show our ads to people who have visited our site. The pixel collects information such as page views, button clicks, and form submissions. Subject to Meta's Privacy Policy.
  • Meta Server-Side Events (Conversions API) - in addition to the browser pixel, we may send certain event data (such as form submissions) directly from our servers to Meta. This helps maintain measurement accuracy when browser restrictions limit cookie-based tracking. Data sent is subject to Meta's Privacy Policy. You can manage your Meta ad preferences at facebook.com/adpreferences.
  • Cloudflare Turnstile - a human verification tool used on certain forms to prevent automated abuse. Turnstile analyzes limited technical signals (such as browser behavior and IP address) without storing personal data on our servers. Subject to Cloudflare's Privacy Policy.

You may be able to limit the data collected by these tools through your browser's cookie settings, browser extensions such as ad blockers, or the opt-out links provided above. Note that opting out of advertising tools does not remove ads - it means the ads you see will be less relevant to your interests.


5. Other Third-Party Service Providers

We work with additional trusted third-party service providers to operate our website and communicate with you. These providers access your information only as necessary to perform their specific functions:

  • GoHighLevel - our customer relationship management (CRM) platform. When you submit a contact or inquiry form, your name, email, phone number, and message may be stored in GoHighLevel so our agents can follow up with you. Subject to GoHighLevel's Privacy Policy.
  • SendGrid (Twilio) - handles transactional email delivery when you submit a form or request contact. Subject to their Privacy Policy.
  • Google Maps / Places API - provides address autocomplete as described in Section 3 above.
  • Stripe - processes payments for agent onboarding subscriptions. Subject to Stripe's Privacy Policy.

We do not share your personal information with any other third parties except as required by law or with your explicit consent.


6. Agent Onboarding Portal

If you are a real estate agent participating in the Mio Real Estate Group onboarding process, additional information is collected through our secure onboarding portal, including:

  • Full legal name, email address, and Utah real estate license number
  • Electronic signature data collected for document execution
  • Payment information processed through Stripe for team membership
  • IP address and timestamp recorded for each document signing event

Document files containing your signature are stored securely in private cloud storage and are accessible only to authorized Mio Real Estate Group administrators. Payment processing is handled entirely by Stripe and we do not store payment card details on our servers. See Stripe's Privacy Policy for details on how payment data is handled.


7. Data Retention

We retain your contact information for as long as necessary to fulfill the purpose for which it was collected - typically for the duration of any active real estate relationship and for a reasonable period thereafter to allow for follow-up or referrals.

If you would like us to delete your information, please contact us directly and we will process your request within a reasonable timeframe, subject to any legal obligations to retain certain records.


8. Data Security

We take reasonable steps to protect your personal information from unauthorized access, disclosure, or loss. Our website uses HTTPS encryption for all data transmission. Sensitive documents and files are stored in private, access-controlled cloud storage.

No method of transmission over the internet or electronic storage is 100% secure. While we strive to protect your information, we cannot guarantee absolute security.


9. Your Rights and Opt-Out Options

Depending on your location, you may have certain rights regarding your personal data:

  • Access: Request a copy of the personal information we hold about you
  • Correction: Request correction of inaccurate information
  • Deletion: Request deletion of your personal information
  • Opt-out of contact: Opt out of further contact from our team at any time
  • Opt-out of advertising tracking: You can limit advertising tracking through your browser cookie settings, or by using the opt-out tools provided by each platform - see Section 4 for specific links for Google and Meta
  • Do Not Track: Some browsers send a "Do Not Track" signal. Our third-party analytics and advertising tools may not respond to this signal, but you can use the platform-specific opt-out links in Section 4

California residents may have additional rights under the California Consumer Privacy Act (CCPA), including the right to know what personal information is collected, the right to request deletion, and the right to opt out of the sale of personal information. We do not sell personal information.

Utah residents may have rights under the Utah Consumer Privacy Act (UCPA), including the right to access, delete, and opt out of targeted advertising using your personal data.

10. Children's Privacy

This website is not directed at individuals under the age of 18, and we do not knowingly collect personal information from minors. If you believe we have inadvertently collected information from a minor, please contact us and we will promptly delete it.


11. Changes to This Policy

We may update this Privacy Policy from time to time. Changes will be posted on this page with an updated effective date. We encourage you to review this policy periodically. Your continued use of this website after any changes constitutes your acceptance of the revised policy.
